The development will consist of the construction of 45 new residential units comprising :

6 no. 1-Bed apartments in 3 No. two storey blocks (3 No. at Ground Level & 3 No. at First Floor Level), 2 No. 2-Bed single storey houses, 11 No. 2-Bed two storey houses, 19 No. 3-Bed two storey houses, 6 No. 4-Bed two storey houses, 1 No. 5-Bed two storey house with a new entrance, estate access road, garden sheds, public open spaces and associated site development works including on curtilage and visitor car parking, site boundaries and re-location of existing playing pitch, drainage, associated earthworks, utilities and services connections and all ancillary siteworks.  

Plans and particulars of the proposed housing development, including the Appropriate Assessment (A.A.) and Environmental Impact Assessment (E.I.A.) Screening Reports, will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy, for a period from the date of this notice Thursday 18th July 2024 to Friday 13th September 2024 inclusive during office hours at the offices listed below and available for inspection on the website of the local authority thereafter https://planning.localgov.ie

•        Tipperary County Council, Civic Offices, Tipperary Town, Co. Tipperary.

•        Tipperary County Council, Civic Offices, Emmet Street, Clonmel, Co. Tipperary.

•        Tipperary County Council, Civic Offices, Limerick Road, Nenagh, Co. Tipperary.

 

Pursuant to the requirements of article 81A (5) of the Planning and Development Regulations 2001, as amended, an EIA screening assessment has been undertaken in respect of the proposed housing development. A determination has been made based on the EIA Screening Assessment and there is no real likelihood of significant effects on the environment arising from the proposed housing development and that an EIA is not required.

Pursuant to the requirements of Article 81A (6) of the Planning and Development Regulations 2001, as amended, an AA screening assessment has been undertaken in respect of the proposed housing development. A determination has been made based on the AA Screening Assessment that the proposed housing development, individually or in combination with other plans or projects, would not be likely to have a significant effect on a European site or sites in view of the site’s conservation objectives and that an appropriate assessment of the housing development is not required.  

As per article 81A of the Planning and Development Regulations 2001, as amended, a person may question the validity of any decision of the Planning Authority by way of an application for a judicial review, under Order 84 of the rules of the Superior Courts (S.I. No.15 of 1986), in accordance with sections 50 and 50A of the Act.
